- The estate will adopt a concept whereby the commercial spaces including the shopping arcade, petrol stations etc. will situate along the main Iwo –Ibadan road to ensure economic viability and reduce disturbance to residents.
- A few communal uses which generate less traffic and noise levels like the game centre and public open spaces will be centrally located within the estate.
- The estate will ensure that all communal spaces are developed in line with international standards in terms of functionality and aesthetics.
- Traffic management will be a key consideration in the design of the all communal spaces particularly the shopping arcade by ensuring that the ratio of the developed area to the overall developable area is such which provides for adequate parking spaces.
- It is also expected that the exceptionally wide roads will assist with traffic management within the estate.
- Appropriate traffic signs and signages will be installed in all necessary places giving directives on parking and general vehicular movements within the estate.
- The security operatives and the traffic corps within the estate will be deployed from time to time to provide adequate directives to vehicle owners through monitoring and enforcement of traffic rules.
- There will be strict regulations and monitoring of land use within the estate to ensure that owners do not arbitrarily change the use for which plots are originally allotted.
