Special Site & Service Scheme
It’s important from the onset to clearly state that the pivot of the estate is the provision of special ‘sites and service’ scheme comprising of well carved out plots within a fully serviced environment.

Amity Multi Housing Estates Limited’s is leveraging on the successes achieved in these earlier efforts and partnering with the state government through the Oyo State Housing Corporation to develop the 22 Hectares Ibadan/Iwo Road virgin land of the corporation through a ‘Special Site and Service’ scheme for discerning subscribers to be completed and within a period of 24 months upon sale and allocation of the serviced plots. There will be a commercial corridor to take care of the facilities to be provided in the estate. Road sizes will be standard in width in line with international best practice while drainages and other necessary infrastructures will be put in place.
This model guarantees ease and flexibility of site acquisition and development by each of the subscriber under an arrangement where Amity Multi Housing Estates Limited provides full funding for the infrastructural development and efficient project management services to ensure that the subscribers complete their buildings within a specified period of time.
Description of the Estate
The description of the Amity Estate is as follows:
- A residential community of like-minded individuals and families providing the requisite ambiance, safety, security and beauty of a modern community.
- The houses to be developed within the residential estate will be mostly Owner occupied and restriction will be put on development for investment i.e. building to let.
- The prototypes of buildings that can be developed will be made available to all subscribers in the housing estate. The types of houses to be allowed are 3 Bedroom and 4 Bedroom Bungalows; Detached and Semi-detached Duplexes.
- Owners/Residents will be required to sign a Deed of Association/Memorandum of Understanding on maintenance and use of the residences and the facilities. E.g. Noise and odor pollution will be strictly controlled.
- Emphasis will be placed on efficient land use, standard construction materials and methods and other factors that will stimulate capital growth.
In summary, the estate will be planned and delivered as a ‘one of its kind’ project in the city of Ibadan with the attributes of a well-planned Government Reservation Area.
The prospective subscribers in the residential estate will be profiled to ensure that they are ready to imbibe the core values promoted in the estate.
Amity Multi Housing Estates Limited will ensure that the ‘dos and don’ts’ in the estate are clearly spelt out in the Deeds of Association to be executed with all subscribers and will ensure that necessary framework is instituted for monitoring and compliance.
